The owners purchased the double lot with the intention of replacing a tired cottage sitting on the sand with something larger and more in keeping with neighboring homes. After they purchased it, they were made aware of local conservation restrictions that prohibited building outside the original home’s footprint and adding any additional bedrooms. Height limitations and the need to build the home on seven-foot piers further constricted the design process. ERT Architects designed a home with multiple balconies and walls of windows that maximize the view from every space. To adhere to the height restrictions, a “limited” third floor was created with the homeowners’ grandchildren in mind. It is kid paradise: an expansive “fort” with ocean views.
